Hello my name is Burt Buchanan. I want to become a real estate entrepreneur. I want to start with wholesaling and rehabbing homes. I have a great source for finding good deals but lack the total know how to put the deals together. Also due to the nature of my job I see boarded up homes in sellable areas all the time. I know nine off the top of my head that are just sitting their waiting for someone like me to make an offer and take that junker off their hands. Here are some of my questions...

(With regards to wholesale deals...Buying a junker and then flipping it to another investor)

a. What is involved in this type of deal?

b. How do I summit an offer to a seller, get it under contract and not take title to the house...then find an investor who will buy at an all cash discount and do all the repairs allowing me to go find the next deal?

c. What should the contract say when I'm not looking to take taking title to the house? I just want to make an offer and get it under contract at a set price, raise it enough so I have a descent profit and flip it to an investor who is looking for bargains?

Need help with this one so I don't get burned on this deal. Here is the situation....There is lady I don't know to well, who happens to be an investor and has been in the business for about 15 years. She knows I'm new to this and does not really want to help me in regard to giving me to knowledge to do the deals on my own. Here's why. This person knows I have a good source for finding good deals and is willing to do all the paperwork and even sell the homes that I find...( junkers) She says she is willing to split the profit 50/50. The problem is I don't really want a money partner. I want to learn how to do these deals on my own! And keep all the profit. But until I do learn all or many of the techniques involved in these type of deals I will work with her. What I need to know is ....

a. What or how should the contract read in that she doesn't take my find and exclude me from the deal and make some excuse to say the deal did not go through? ...While she walks away with all the money!

b. How can I check to make sure she is telling me the truth on a certain deal?
