Christine has posted complaints that deal directly with our problem on our credit reports. I am very concerned because even though the last day of activity is 12/1995, they are reporting this account and "open" and currently delinquent and I am told this must be paid prior to mortgage, trouble is when this is paid they will mark it paid and change the LDA to this current year. I was told that FHA requires a 24 month good payment history and this will not look like we have been current, although we have for many years. Will this severely hurt our chances for a mortgage or will I be able to show the prior report and explain these horrible tactics from this company??

We look at the date the account became delinquent. Not necessarily that DLA. However, with that said, it always looks better if the account was paid a while ago instead of right before you want to try and buy a home.

In either case, it will have to be paid.

See that is the problem they are showing this as "currently" delinquent as of 2/2001 of this year!! And I know that once it is paid this company will change the LDA to the present. That is why I refuse to pay this until they report it correctly. I also was told by some that having this account paid was up to the underwriter/lender. A friend of mine just recently received an FHA loan, and DID NOT have to pay a few unpaid collections. I am confused, I know she got the mortgage b/c I was just at her new house!!

But since I have reports that clearly show the true last activity and payments were made in 12/1995, will this be enough proof to show the lender??

She most like did not have to pay them because her file was probably approved throught ehautomated U/W systems. If it goes to a human, it must be paid.

Don't worry about the current date. What is the date opened? That's what matters.

Thanks Don, there is NO open date, the only date listed is the LDA and that is 12/1995.
